Fund 17 is designed to include $50 million of investor capital leveraging up to $250 million of value add and core plus multifamily properties

  • Asset Types: Garden Style and Mid-Rise Multifamily Communities
  • Real Estate Strategies: Value Add and Core Plus
  • Target Properties: 4 – 7 Properties
  • Expected Life of Fund: 6 – 8 Years
  • Target Fund Size: $50 Million 
  • Minimum Investment: $50,000
  • Availability: Accredited & Qualified Investors
  • Target Metro Markets: Atlanta, Dallas-Fort Worth, Indianapolis and other Southeastern growth markets including Savannah, Austin, San Antonio, as well as Northwest secondary market

Fund Objectives:

  • Purchase opportunistically and enhance the value of assets to secure attractive valuations at the time of liquidation or refinance when partnering with institutional capital.
  • Preserve, protect and return investors’ capital contribution.
  • Increase net cash from operations to create and make more cash available to for distribution.
  • Provide an attractive total return on investment within the designated holding period.

Two Membership Classes Focused on Income and Growth

For income focused investments, we are again offering Class A interests. Class A Members will be offered a simple 10% preferred return with current distributions starting at 8% annualized, with the remainder accruing. The Class A total return potential is 10% annualized and gains are designed to be treated as capital gains rather than ordinary income. Fund 17 Investments greater than $1M will receive additional benefits.

For growth focused investment, we are offering Class C interests with 8% preferred returns accruing and a 70/30 split of sales proceeds. Class C targeted returns are expected to range from 12-16% annualized. Fund Investments greater than $1M will receive additional benefits.

Two Disciplined Strategies – Being nimble and responsive to changes in the current market we will be pursuing Value-Add Core Plus and more opportunistic buying opportunities for newer properties where capitalization rates may be more favorable than value-add properties. Multifamily properties have once again proven resilience to economic uncertainties, and as a result, more and more investors have been directing money to this space. Flexibility in our strategy is critical as we seek capital protection, income and growth.
